Minutes of HOA Board Meeting on April 23, 2025

Meeting called to order at 7:07pm. Minutes from last meeting approved. Angela will try to upload past minutes to the site.

Treasurer’s Report

  • Finished private street allotment for 2024 and closed ticket
  • All disclosure package and dues tickets closed
  • Invoices: all received ones paid
  • Will take care of delinquent payment item this week
  • Upcoming HOA dues in May, starting May 1st
    • Will send electronically first, then mail
    • Will work with Anna on logistics

Committee Updates

Architectural

  • No updates

Common Grounds

  • Trees at fence line on Moon Rock Court and common grounds: took photos, one major tree that they are not sure is on common property or not, waiting for word
  • Another tree on Flintstone that needs to be looked at
  • Today was day 1 of trail work! Trail is 4-5 feet wide and they are working on felled trees. Trail should be fully functional by tomorrow. Next will be adding steps and making it more accessible.
  • Shopped for signs: Uline is best option—$1540 before shipping lowest price; will get full estimate soon. Update: $1,818.78 for two signs plus shipping, does not include installation. Motioned and approved.
  • Continuing search for trail trash cans.
  • Angela mentioned the poison ivy at the park near the kids’ swings and along the trail from Whetstone to the park. Connor will ask rep if they can do anything.
  • Limb over path was cut down and the ticket closed out.

Private Streets

  • No updates

Villager

  • Kerri and Jim provided feedback
  • Waiting for feedback from more board members

Pending Tickets

Mulch Piles

  • Two tickets for mulch pile issues: one on Lichen and one on Bedrock
  • Owner was working on the issue on Bedrock when Kristina went by a month ago
  • Need to get updates on both piles before next meeting

Flintstone Disclosure House

  • There was a significant amount of debris on the street, and although the investors who purchased the house provided a trash bin, the debris has not been removed and the bin is now gone.
  • HOA will need to figure out what to do about it; may try to make the

Bedrock Home

  • Complaint about 7008 Bedrock that arrived via mail—there’s a lot of junk in the yard and an RV with expired tags in the driveway.
  • Angela and Christian will contact the homeowner on Sunday to try and resolve the issue.

Block Party

  • Angela will need to make fliers within the next couple of weeks.
  • Kristina will create an event for it on Facebook
  • Rita’s tent and possibly Mexican food truck (Kristina will follow up)
  • Chalk, temporary tattoos, face painting, for kids?
  • Connor will get water and s’mores stuff
