Agenda

Architectural Committee

  • One ticket from October but it was approved; ticket can be closed

Common Grounds

  • With budget that Connor has to spend, trail steps are a priority; looking to be ~1800
  • Small drainage gap on trail that he would like to have filled in; Sonata suggested keeping the trail natural and not adding in something
  • Trash cans: found some for about $300 apiece that still meet criteria
  • Would like to do an arborist assessment of the trees that are in the park; also do the ones in the common area on Stream Bed Way (per an old ticket)
  • Mulch refilling in playground needs to be topped off; Connor is collecting quotes

Treasurers Report

  • Only big item for budget this month is paying for HOA insurance
  • Confirmed that we voted for dues to increase to $100 next year
  • Note: split budget into separate documents for easier viewing on the projector next year during annual meeting
  • Would need to do an assessment to see how much money we bring in with dues higher than $178 (the threshold for increasing dues); we can decide on an amount if lower
  • Proposed raising to $125 for dues, perhaps raising again in a few years
  • Discussed sending letters for delinquent dues; Christian will draft a letter for review
  • Voted 8-0 to increase dues to $125

Pipestem Committee

  • Nothing to report

Active Items

  • Tickets
    • Private street committee is planning to have driveways paved and are requesting their cut of the dues money for paying the pavers
    • Dues statement ticket: responded to and closed
    • Complaint with home’s backyard on Vantage—want the HOA to get involved but the county may be able to help—Connor has a draft letter to share—compile a list and send the letter
  • Newsletter
    • All hands on deck: Treasurer and Committees will write a page for the newsletter
    • Angela will compile the pages into a document; she will tackle the Santa visit
    • Have pages by Thursday of next week so Angela can put them together
  • Committees
    • Should have a Party Committee for the Block Party and the Annual Picnic
    • Maryanna volunteered to be the TicketMaster (assign tickets to people)
    • Scott will think about heading yard enforcement; will pitch in for Common Grounds
  • Misc.
    • Create a group chat as opposed to the emails; Signal is the app of choice
    • Santa date is December 20, 2025
    • All board positions remain the same as before
