- Jake Hermle and Dan VanPelt from Gorove Slade presenting on traffic and building progress in the neighborhood and surrounding areas
- Project already presented to Rose Hill Civic Association
- Proposal under discussion: redevelopment of Telegraph site; currently defunct Federal building
- 150 senior housing units and 50 single-family homes; former proposal included less senior housing and a Montessori school
- Rose Hill voiced concerns about traffic on local streets and side street delay; asked for intersections nearby be studied
- Went over how Fairfax County reviews traffic; no comprehensive traffic assessment for this project because the threshold for new trips the project generates is below the amount needed for a Comprehensive Transportation Analysis
- Project leaders are doing a voluntary traffic analysis under the same methods needed for a formal analysis
- Analysis found that the housing plus Montessori is less additional trips than what the office used to generate and even less when the school is taken out of the scenario
- Collected traffic counts in peak periods for both morning and afternoon; looked at traffic on local streets (i.e., Cottonwood, Split Rock, Dorset Drive)
- Build out year of 2029; considers growth rate and projects nearby (Kingstowne) and generates what the future looks like with and without the project
- Estimates AM traffic increase would be about 1.1% at SKH; PM increase would be 1.2% increase
